The amount of the abatement varies between projects and depends upon the taxable value of the improvements that are made to a property. 75% tax abatement for commercial structures and residential structures of 4 or more units. 15 year abatement for new structures, 10 year abatement for renovation of existing structures. No cap on value of improvements
100% tax abatement for residential structures of 3-units or less. 15 year abatement for new structures, 10 year abatement for renovation of existing structures. No cap if structure meets LEED Platinum certification, otherwise $530,450.00 maximum improved property value.
The City of Cincinnati offers a property tax abatement for commercial and residential projects achieving Leadership in Energy and Environmental Design (LEED) certification through the US Green Building Council. A 75% abatement is offered for new construction (for 15 years) or renovation (for 12 years) of commercial or multi-unit (4 or more units) residential space. A 100% abatement is offered for residential space 3 units or less for 15 years for new projects and 12 years for existing structures. An agreement must be met with the Department of Community Development before construction begins on the project.
